Year-round warmth – Termites don’t hibernate. Our winters stay above 70°F, so colonies grow nonstop while northern termites shut down for months.

High humidity – 75%+ humidity keeps soil moist and wood soft—exactly what subterranean and dampwood termites need.

Afternoon thunderstorms – Summer rains saturate the ground, helping termites tunnel farther from their colonies. Properties near Lake Okeechobee, the Everglades, and coastal areas face extra pressure.

The Termite Species Destroying Florida Properties

Different termite species require completely different treatment approaches. Here’s what we’re dealing with:

Subterranean Termites (Eastern & Formosan)

These are the ones costing Florida homeowners billions. Eastern subterranean termites build colonies underground—sometimes 150+ feet from your house—and tunnel through soil to reach wood. You won’t see them above ground except during swarms (usually spring).

Formosan subterranean termites? Those are the “super termites.” Their colonies hit 2-10 million workers compared to Eastern colonies of 60,000-250,000. They eat faster, tunnel farther, and cause catastrophic damage in months instead of years. If you’ve got Formosans, you need treatment yesterday.

Subterranean termite control requires creating barriers they can’t cross and eliminating the underground colony. Surface treatments don’t work—you need professional-grade products applied by licensed technicians who know where to treat.

Drywood Termites

Unlike subterranean species, drywood termites live entirely inside the wood they’re eating. No mud tubes, no soil contact—just hidden galleries hollowing out your framing, furniture, and trim. The only sign? Tiny piles of sandy-looking frass (termite droppings) that look like sawdust. By the time you notice, significant damage has already happened.

These are common in attics and upper floors where wood stays dry. We see them constantly in older homes across Boynton Beach, Coral Springs, and Hollywood. Drywood termite treatment targets the galleries directly—either with localized applications or whole-structure fumigation for severe infestations.

Dampwood Termites

If you’ve got a plumbing leak, poor drainage, or wood touching soil, you’ve got dampwood termite risk. They target wet, rotting wood around foundations, crawl spaces, and anywhere moisture collects. Finding dampwood termites usually means you’ve got two problems: the termites and a moisture issue that needs fixing.

How to Reduce Termite Risk
